When is trash collected?
Tuesday mornings. Trash bins should be placed curbside no earlier than Monday evening (4PM) and returned to the rear of buildings no later than Wednesday, 8AM. Please see the Maintenance and Aesthetic Policies for more information.

How much are homeowners' dues?
As of January 1, 2009, homeowners' dues at Breckenridge are $129 per month.

Where do I send my homeowners' dues?
You can request a payment coupon booklet from HRW. Otherwise, mail your dues to

What do Homeowners' dues cover?
Dues cover all of the following and also other things (for a more detailed list of Association responsibilities, see the Declaration and By-Laws). If you are a homeowner at Breckenridge, you may view a more detailed yearly budget at the offices of HRW, Inc.

Exterior painting
Repairing wood work and siding
Roofing
Gutters
Downspouts
Exterior building surfaces
Grounds maintanance
Sidewalks
Mailboxes
Fences installed by builder or association
Exterior post lights (As of 2006, these will be maintained by Duke Power)
Insurance
Management contract
Financial audit
Street repair

What maintenance responsibilities do homeowners have?
Homeowners responsibilities include (but are not limited to)
Glass surfaces
Screens
Awnings
Approved additions (fences, trees, gardens, etc)
Grounds maintenance inside fences
Windows
Doors

When are HO dues due?
Dues must be postmarked no later than the 5th day of each month.

Can I get HO dues deducted from my bank account automatically so I don’t forget?
Yes. Please contact HRW, Inc. at 919.783.9530 for more information.

What if I want to change my property by putting up a fence or putting a new window in my unit?
You should fill out an architectural request (available in the Members area of the site) and send it to HRW, Inc.

How do I get involved in the community?
We have some committees (architectural and aesthetics, event planning, communication) that are unstaffed by association members other than the Board of Directors. We would really love your help. Please call or email a director if you are interested. You'll find names and numbers of the current board in the Members' area of the Web site.

How do I report a problem with the exterior of my house, such as rotting siding, peeling paint, leaking roof?
You can call HRW (919.783.9530), Inc. to report a problem. Also, you may submit a maintenance request in the Members' area of the website.

There’s a streetlight out on my street. What do I do?
Call Duke Power at 1-800-769-3766. Alternately, you may report the problem online at duke_energy.com .
